PAT testing in furnished lets: is it required?

While PAT testing is not explicitly named in a single standalone statute, the Electrical Equipment (Safety) Regulations 1994 and Consumer Protection Act place an absolute duty of care on landlords to ensure all electrical items supplied are safe.

Appliances requiring regular inspection

Any item with a plug supplied by the landlord should undergo visual inspection and instrument testing.

White goods: refrigerators, washing machines, dryers, dishwashers
Kitchen portables: kettles, toasters, microwaves, blenders
