EPC band E: the minimum rating for rentals

Under Minimum Energy Efficiency Standards (MEES), private rental properties in England and Wales must achieve an Energy Performance Certificate (EPC) rating of band E or above before letting to new or existing tenants.

Quick wins to improve EPC score

Simple cost-effective improvements can frequently raise an F or G rated property into a compliant band D or C.

Topping up loft insulation to 270mm (typically adds 5–10 points)
Installing modern programmable room thermostats and thermostatic radiator valves (TRVs)
Upgrading all domestic lighting to 100% low-energy LED fixtures
Draught-proofing sash windows and external doors
